An IBM Global Real Estate Strategy and Transaction Manager is responsible for developing and executing real estate strategies that align with IBM’s business objectives.
Reporting to the Real Estate Strategy and Transactions Leader, you will be responsible for the overall management system around the real estate lease transactions, leasehold or freehold, required to supply appropriate business space in support of IBM operations for a defined portfolio subset. You will own the ‘end to end’ lease or owned lifecycle and application of the approved lease and freehold process, from initial requirement identification, validation and acquisition, critical date and market monitoring throughout the duration of IBM’s tenure and eventual lease or freehold disposal, when the space becomes surplus to requirements.
Key responsibilities include:
• Strategic Planning: Collaborate with senior management to establish long-term facility goals, develop strategic plans to meet these objectives, and align real estate initiatives with IBM’s overall business strategy.
• Transaction Management: Lead and manage real estate transactions, including acquisitions, leases, and disposals. Negotiate terms, ensure compliance with IBM’s global lease processes, and oversee the execution of agreements.
• Portfolio Optimisation: Analyse and propose property scenarios that optimize space utilisation and cost, provide attractive workplaces, and focus on agility and flexibility for real estate and workforce needs.
• Stakeholder Collaboration: Work closely with internal stakeholders, including finance, human resources, legal, and procurement departments, to ensure alignment of real estate strategies with departmental goals and facilitate smooth transitions during project phases.
• Supplier Management: Collaborate with preferred suppliers as trusted partners, leveraging their capabilities and innovations to benefit IBM, and ensure the focus remains on stakeholder and program management rather than tactical delivery.
• Compliance and Reporting: Ensure that all real estate activities comply with regulatory reporting requirements, monitor performance metrics, and facilitate compliance with corporate policies and industry regulations.
This role typically requires a minimum of 10 years of experience in corporate real estate, a proven track record in leading teams and suppliers, and expertise in real estate finance. You will be a self-starter working independently as well as part of global team.

- Fluent in English & Spanish, written and spoken
- 10+ years’ experience of real estate lease acquisitions, negotiation and disposals
- CoreNet MCR and/or MRICS Qualified or MSCSI (or local equivalent)
- Able to present cases at a senior level
- Proven ability to work and influence in a large matrixed organisation
- Strong MS Excel & numeric skills
- French language, written and spoken
- Experience of leading transactions across Europe
- Asset disposal experience
- Experience of working in global teams
