Introduction

We are seeking an experienced Facilities Management (FM) expert with Engineering credentials to lead and support integrated FM services across a portfolio of leased buildings in Texas and the US West. This role governs the strategic oversight of FM supplier performance, compliance, and ensures delivery of operational excellence, and provides engineering support to the Americas as needed.

Your role and responsibilities
  • Provide a world class client experience for the IBM employee assigned to the sites within your portfolio.
  • Align local FM operations with global standards and strategies
  • Provide leadership and guidance to local FM teams including FM Supplier leads and other Support services supplies directly contracted to IBM GRE.
  • Act as the single point of contact for integrated FM services, ensuring safety, compliance, and customer satisfaction.
  • Oversee FM supplier performance, contract adherence, SLAs, and KPIs.
  • Support multi-site operations and strategic integration of facilities.
  • Develop and manage capital and expense investment plans. 
  • Track expenses, forecast costs, and identify cost-saving opportunities
  • Approve invoices and ensure financial compliance
  • Collaborate with Finance and Procurement for budget control and vendor management.
  • Manage utility bill payments and documentation in compliance with client procedures. 
  • Coordinate with vendors for delivery of amenity programs and food services.
  • Implement recommendations from loss prevention and insurance partners.
  • Support corporate energy-saving and waste-reduction programs and goals.
  • Optimize space usage based on headcount and business needs
  • Support moves, adds, and changes (MAC) and workplace reconfigurations
  • Ensure business continuity through emergency response and disaster recovery planning.
  • As needed, support cross-border initiatives and ensure consistency across regions.
  • Support professional engineering across the US and Canada
  • Serve as the Engineering subject matter expert for mechanical or electrical engineering.
  • Support RCA (Root Cause Analysis) for emergency response incident related to engineering.
  • Identify and implement energy-savings initiatives.
  • Provide technical consultation for labs and R&S spaces
Required education
Bachelor's Degree
Preferred education
Master's Degree
Required technical and professional expertise
  • Engineering Degree (Civil, Mechanical or Electrical).
  • 5+ years of experience in facilities operations.
  • Professional experience in coordinating the requirements of executives.
  • Skilled in Microsoft Office.
  • Proven ability to manage projects, solve problems, and lead teams.
  • Excellent communication and organizational skills.

The compensation range and benefits for this position are based on a full-time schedule for a full calendar year. The salary will vary depending on your job-related skills, experience and location. Pay increment and frequency of pay will be in accordance with employment classification and applicable laws. For part time roles, your compensation and benefits will be adjusted to reflect your hours. Benefits may be pro-rated for those who start working during the calendar year.
